Re: Records Apartments - Certificate of Zoning Compliance and Design Review
Dear Mr. Hood,
Brighton Investments, LLC is pleased to submit the enclosed Certificate of Zoning Compliance,
and Design Review applications for the proposed multi -family apartments, clubhouse, and
parking on the 9.95-acre property at the northeast corner of Fairview Avenue and Records Way.
(below).
The objective of the proposed actions is to enable the development of a 472 unit (84 studio units;
208 one -bedroom units; 168 two -bedroom units; and 12 three -bedroom units) multifamily
apartment project.

Design Review Elements
Building scale
The balcony railings, windows and surrounding landscaping give the building human scale. We
feel this project fits in nicely with the surrounding architecture.

Each podium building is anchored at the corners by c.m.u. from above that is grounded to create
bookends for the middle portions that tend to be a bit more random in window placement and
playful with sections of crooked walls that help to make an overarching design play that conceals
the party wall placement. The middle building provides leasing, amenity activities, central
mailroom, fitness, and connectivity between the two podium buildings at both the ground and
second levels. The south building captures two podium level courtyard spaces with amenities
and the north building creates two open ended courtyard spaces that face north toward Kleiner
Park to created and reinforce a visual connection between the spaces.

The design uses a combination of honed c.m.u. veneer, dark gray stucco and earth tone fiber
cement lap siding and is complimented by black vinyl windows, storefront, steel framed metal
mesh screening panels, and flashing.

The podium structures are able to capture parking at ground level that is screened from public
view as well as surface parking surrounding the buildings that are screened by landscaping.
IN CONCLUSION
Based on the foregoing and as supported by the accompanying applications and documentation,
we request approval of (1) Certificate of Zoning Compliance; and (2) Design Review Approval
of the proposed unit elevations and floor plans.
