Re: Settler's Crossing East to West Building Design Review/Certificate of
Zoning Compliance
The proposed project is a 3,145 square foot single story commercial medical office
building with commercial office space for a property management tenant. The
project is located at 3224 N. Meridian Road Meridian, Idaho 83646 also known as
Lot 51, Block 7 of Sundance Subdivision Number 5. The zoning designation is
Limited Office (L-O).
The site layout is based on the approved plat for a business park subdivision. The
East to West Building will be located to the south of the entrance off Meridian
Road. Most site work is existing including but not limited to entrances/exits,
sidewalks, curb/gutter, paving, and parking lot stripping. There is minimal site work
required for this project including sidewalk along the property at the north, east,
and south with walkways leading to the project entrances and a pad for a bicycle
rack. This work is notated on the architectural site and landscape plans.
This project will have the main entrances for the medical office and property
management tenant facing south and another employee only entrance facing
north. There are existing parking stalls located along the property lines at the
north, south, and east with the accessible parking stall located to the north. All
parking in this complex is shared.
The building design responds to the City of Meridian's Architectural Standards
Manual. All the facades are designed to address site influences as well as building
scale and form. This is done with the use of a predominant main entry for the
medical office tenant and secondary entrance for the property management tenant.
The main entries feature manufactured stone columns with stained timber posts
supporting a stone clad parapet feature. The building's facades include consistent
window layouts and additional manufactured stone at each building corner. The
roof consists of gables with the fascia line broken up by parapets at the south and
a gabled section over the north entrance. Each main gable will have stained wood
corbels. The materials proposed tie in with surrounding architecture and help
provide articulation to the facades with a modern toned stucco cladding system,

mplished by the amount of fenestration, material changes, stone protrusions,

There will be mechanical equipment along the east elevations. This will include air
conditioning condensers mounted at grade level, electrical switchgear, and gas
meters. All the equipment will be screened with landscaping while the equipment
attached to the building will be painted to match the adjacent surface.
The building owner anticipates exterior wall mounted signage on the building and
will apply for specific permits in the future.
All site lighting is existing and will not be altered. This project will use LED accent
lighting under the soffits which will not project beyond the building's facade or
exceed maximum allowed lumens.

There is a sewer easement that crosses over this building lot. This situation is
being addressed and will be determined prior to building permit submittal.
