The purpose of this survey is to create a condominum project of the property shown
heron. The property is as conveyed by a Warranty Deed recorded on April 28, 2021 as
Instrument No. 2021-067540. records of Ada County, Idaho. The property Is as shown on
Record of Survey 7494 recorded on August 3, 2006 as Instrument No. 106124922, Record
of Survey No. 8703 recorded on December 22, 2009 as Instrument No. 109141638 and
Record of Survey No. 8705 recorded on December 23, 2009 as Instrument No. 109141988,
records of Ada County, Idaho. The property is adjacent to Tetherow Crossing Subdivision
as filed in Book 123 of Plats at Pages 19584 through 19586. records of Ada County,
Idaho. The monuments found per the above mention plat and surveys are in substantial
agreement and were held as controlling comers. The Northeast comer of the property
re-established using the record distance as shown on said Record of Survey No. 7494.
The building ties are based on fleld measurements and the unit dimensions are based on
design drawings and accurately represents the information shown hereon and Is In
conformity with the State of Idaho and local requirements relating a condominum plats.
The Basis of Bearings used for this project is taken to be North 00'14'5e East between
found monuments at the Section comer common to Sections 1 and 2, 13N., RAW., B.M.
and Sections 35 and 36. T.414., RAW., B.M. and the 1/4 comer common to said Sections
35 and 36, Ada County, Idaho. As shown on said Record of Survey No.'s 8703 and 8705.
