Ten Mile Crossing
The scope of this submittal is for new shell building construction of +/- 14,311 SF veterinary clinic on
currently undeveloped land in TM Creek Subdivision No.2 area. The proposed site in on located on a
private drive at 212 South Innovation Lane and abuts an existing irrigation district easement. The
relocation of an existing irrigation easement that crosses the site is necessary.
Proposed dumpster enclosure has been reviewed by Republic Services.
Ten Mile Design Review submittal has been completed and please find the attached summary letter dated
July 18, 2022 for their approval.
Building signage as shown on the attached exterior elevations is for reference only. Actual building
signage design and construction documentation will be provided by tenant's sign vendor under separate
application, including the required submittal to the Ten Mile Design Review Board. This submittal
excludes exterior signage.
Existing public utilities, along S. Innovation Dr. will be utilized for the new building construction. This
application excludes new public utility construction.
Tenant's operations include the need for exterior a medical gas storage area, a pet relief area, and an
emergency back-up generator. These features will be provided as part of tenant's interior fit -out
documentation, which will be documented and permitted separately. Conversely, these features will
require necessary screening and safety fencing, which is proposed to be constructed under the shell
building permit. The medical gas and generator enclosures are required to be minimum 9' high and
constructed out of non-combustible material per NFPA requirements.
