Re:
Wells Street Subdivision Applications (Comprehensive Plan Amendment,
Annexation/Re-zone, Preliminary Plat and Conditional Use Permit).
Dear Mayor de Weerd and Members of the City Council,
Thank you for taking the time to consider the above noted applications for the proposed
Wells Street Subdivision. We are in agreement with the conditions of approval for all of
the applications and would ask for you to support the Meridian Planning and Zoning
Commission and Staffs recommendation of approval for the proposed project.
We have appreciated your patience on this project, as you have been willing to wait
several months to take action on the Comprehensive Plan Amendment portion of this
development. We did not want to rush the process and felt that we should take our time in
design and that we should meet with the neighbors several times before submitting a
finished layout of the proposed subdivision. As a result the proposed subdivision layout
has changed in several ways from our original conceptual layout.
The major changes included the elimination of the "Mansion Home" multi-family
concept, the elimination of 8 building lots, the placement of detached single-family
homes along the entire western property line (adjacent to Woodbridge), and the
elimination of the entrance to Magic View (based on traffic concerns of Woodbridge
residents). In addition to the aforementioned changes, we designed plans and prepared
elevations to fit on the proposed lots within the subdivision. These floor plans and
elevations should have been included in your packets, but if not, we will make sure that
you will receive a copy at the Public Hearing.
We believe that this is an appropriate and ideal location for higher density housing in the
City of Meridian. It is located close to major employment centers (i.e. Silverstone, El
Dorado, St. Lukes, RC Willey, downtown Meridian etc. ..) and major traffic corridors
(Eagle and 1-84). The use of this property as a higher density residential subdivision will
provide a mix of housing in this area that is currently missing from the market. The
proposed housing types will provide a "for sale" alternative to higher density four-
plex/apartment housing that is typically found within rapidly developing communities.
Your staff has been very helpful in this process and our neighbors have been very
cooperative in meeting with us to discuss this project. We are excited to meet with you to
discuss this development, and look forward to hearing your comments.
