RE: Design Narrative for proposed surgical center at 2264 E. Cinema Drive
Dear Planning Staff,
The attached application materials are for a Design Review and Certificate of
Zoning Compliance for surgical center to be constructed on a vacant lot at 2264
E. Cinema Drive. The applicant is proposing to construct an 11,000 square foot
outpatient surgical center.
The existing site configuration consists of property lines on the north and west
sides that are located at the center line of two existing drive aisles. This project
will take access from each of those drive aisles to a parking lot area that serves
the surgery center. The west side has a loading area, trash enclosure and two
employee parking spaces that are accessed directly from the existing drive aisle.
The north and west facing elevations are the primary facades of the building. On
the northwest corner, we have provided an accent feature composed of a raised
parapet area to accommodate building signage. The main building entrance is
highlighted by another raised parapet area that is clad with wood laminate
panels. The primary facades also incorporate the use of a ground face cmu
block veneer accent material, a smooth architectural metal panel with reveals,
and a field color and accent color metal panel siding. The building is intended to
have a clean contemporary look with high quality materials. The windows and
door openings are all covered with a projected awning plane that is clad in metal
to compliment the architectural metal panels. Due to the nature of the surgical
operations within the building the structure has somewhat limited amounts of
window glazing, but we have provided windows where possible within the
primary facades. The color concept utilizes natural earth tone materials with a
small pop of bright accent color.
This project requires a generator and we will provide a generator enclosure that
matches the trash enclosure. Other utility areas that may be visible to the public,
