In response to your request for zoning verification for the property located at 3543 E. Tecate Lane,
please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned C-G (General Retail and Service Commercial).
• The abutting zoning designations for the address listed above are C-G to the north, south,
west, and R-8 (Medium -Density Residential).
• A multi -family development is a conditional use in the C-G zoning district. The definition
of a multi -family development is:
Multi family Development. Development where there are three (3) or more
dwelling units or apartments located on the same property. A multifamily
dwelling may or may not be present on the property.
• Previous approvals under this site include: Verraso Village #4 Certificate of Zoning
Compliance and Design Review (A-2020-0089), Conditional Use Permit Modification (H-
2019-01058), Conditional Use Permit (H-2018-0071), and Una Mas Annexation (AZ-05-
061).
• The site was not approved as a Planned Unit Development and is not in any special,
restrictive, or overlay district.
• The proposed use is considered a conforming use and complies with the applicable zoning
regulations.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
