Burley Ave. Re: CZC/DR A-2022-0158 Dear Julia; Please find responses below to the CZC/DR comments received 8/12/22 Building Design Review: 1. Please review the fenestration requirements. Average 30% fenestration for applicable first- floor façade, unless specified elsewhere. Please show if this requirement is being met. Response: The south building elevation has been updated to include faux treatments that incorporate a color change and reveals to suggest additional windows. 2. Please provide the coping cap above the roofline of the entire building. Response: The south, east and north elevations have been updated to include a coping cap with reveal. 3. Please include canopies over all windows. Lacking on the north elevation of the building. Response: Metal canopies have been added to the (2) windows on the north elevation. 4. We would like to see the ‘cultured stone veneer’ wrapped around the entire base of the building, it is lacking in the north and east elevation drawings. Response: Elevations have been updated to carry the cultured stone veneer wainscot around the entire base of the building. Landscape Plan Review 1. The perimeter landscape buffer shall be planted with one Class II or Class III tree per thirty- five (35) linear feet and shrubs, lawn, or other vegetative ground covers. 08/31/22 A-2022-0158 Page 2 of 2 2. All trees shall be planted outside of any easement that contains city water or sewer main unless written approval is obtained from the city engineer. If any utility easement precludes trees required by this article, the width of the required buffer shall be increased to accommodate the required trees. Response: An Alternative Compliance Application was submitted on 8/22/22 proposing trees, along with shrubs, in the landscape planter just north of the 20’ easement and southern property line. (6) trees are required based on 1 Tree/35 LF, (7) trees are being proposed in the planter. This is in lieu of planting the trees along the south property line. See attached updated landscape plan showing shrubs and permabark along the south property line where sod was previously shown.
