I sent your red -marked plans back to you for review today. There is an additional comment I did not
add the plans:
Per UDC 11-3A-19:
3. Parking lots.
a. For properties greater than two (2) acres in size, no more than fifty (50) percent of the total off
street parking area for the site shall be located between building facades and abutting streets.
All of the parking is between the building and the street.
You have the option of requesting Alternative Compliance:
C. Alternative compliance. If:
1. The location of existing buildings or structures prevents conformance with the standards of this
section, or
2. Strict adherence to such standards would create inconsistency in the design objectives of the
proposed development, the Director may consider an alternative design proposal through the
alternative compliance provisions as set forth in Section 11-58-5 of this Title. The Director may
approve, or recommend approval of, such an alternative compliance proposal when the overall
design, as proposed by the applicant, meets or exceeds the intent and the requirements of this
section and is not detrimental to public health, safety, and welfare.
Alternative Compliance is an administrative process, and here is what you have to provide:
Requests for alternative compliance are allowed only when one (1) or more of the following
conditions exist:
a. Topography, soil, vegetation, or other site conditions are such that full compliance is impossible
or impractical,-
b. The site involves space limitations or an unusually shaped lot;
c. Safety considerations make alternative compliance desirable;
d. Other regulatory agencies or departments having jurisdiction are requiring design standards that
conflict with the requirements of this article,
e. The proposed design includes innovative design features based on "new urbanism",
"neotraditional design"; or other architectural and/or site designs that promote walkable and
