Broadway Ave, Ste. 102 Meridian, ID 83642 RE: Prescott Ridge, Residential Development Agreement Modification Dear Ms.Allen, On behalf of Providence Properties, LLC, I am pleased to submit the attached application for a Development Agreement Modification for the residential portion of Prescott Ridge Subdivision. Background Information: The annexation and preliminary plat of Prescott Ridge Subdivision was approved by the City of Meridian on May 18, 2021.As part of the applicaition, a phasing plan was submitted to show the prospective progression of site development.This phasing plan was memorialized in the residential development agreement. For the reasons explained below,the phasing plan is required to change in order to be accurate with the current development plan. 1. The norther 15-acre C-G zoned medical campus was initally included as "Phase 1" of the development.The reasoning for this was to be able to create a "legal lot"to convey to the purchaser of the medical campus property. However, because we acquired an outparcel in the NE corner of the medical campus, we were able to use the additional lot line to create a legal lot via a lot line adjustment and thus the medical group took ownership of the 15 acres as a legal lot. In addition, because the medical campus is not part of the residential part of the project, is now owned by a medical coportation and will develop will develop separately and at it own pace internally,the medical campus will need to be excluded completely from the Residenital Phasing Plan. 2. Phase 1 was expanded to include the location of the pressurized irrigation pumphouse.The previous Phase 1 did not encompass the area for this pump station. 3. The large green space in the center of the residential portion of the project is now part of Phase 3 of the project, rather than Phase 6 as previously approved. This will allow for the large park and the amenities to be built sooner. 4. The updated phasing plan shows larger lot phases over all.The rationale for this is an effort to counteract the longer than expected plan review times and potential delays in lot production. The Initial and the Proposed Phasing Plans are shown in the accompanying exhibits.The buildable lot count decreased by one on the updated phasing plan since the medical campus lot was removed from the phasing plan. We respectfully request your acceptance of this modification of the Development Agreement to replace the former phasing plan with the updated phasing plan.
