Franklin Road Project Description Requesting a minor modification of the approved Conditional Use Permit for a 448-unit self -storage complex on 5.790 acres of land in the C-G zoning district. DECISION The Director approved the applicant's request for a Conditional Use Permit Modification to the building size as it pertains to the extra -large self -storage units that were proposed on the northern portion of the site for the subject property with the conditions listed below. II. STAFF ANALYSIS On October 7, 2021, TM Creek Storage received approval to develop the site with a self -storage facility consisting of 448 storage units in climate controlled and non -climate -controlled structures with covered and uncovered RV storage. The indoor units consisted of a variety of sizes and included a concept plan for the extra -large self -storage units on the northern portion of the site. Due to market conditions, the larger self -storage units are no longer feasible; therefore, the Applicant is requesting a minor modification to the approved Conditional Use Permit (H-2021- 0054. The Applicant is proposing to modify only the portion of the site consisting of the extra - large self -storage units along the northern property boundary. The original building(s) square footage was 124,960 square feet; the minor modification is now increasing the square footage to 130,128 square feet, which is an increase of 5,168 square feet (4.1 %). The proposed building square footage does not exceed the twenty (20) percent allowance in accordance with UDC 1I- 5B-5(G)2(d). The modification is consistent in design with the other buildings on the site, including both the indoor/outdoor self -storage, RV storage, and continues to meet the specific use standards for self -serve storage. III. CONDITIONS OF APPROVAL A. Applicant shall comply with all previous conditions of approval associated with this development except as modified with this approval (H-2020-0074, DA Inst. #2021- 089157; CUP H-2021-0054; FP-2021-0047; A-2021-0209). B. The Applicant shall obtain Certificate of Zoning Compliance approval from the Planning Division and Design Review approval by the Ten Mile Crossing Design Review Board prior to applying for building permits. 11 Page OWER� APPROVED ITY COUNCIL REVIEW aAh: 08/15/22 he applicant or a party of record may request City Council review of a decision of the Director. RERUM Mcu-zo MOM III requests for review shall be filed in writing with the Planning Division on or before August 30, 2022, within fifteen (15) days after the written decision is issued, and contain the information listed in UDC 11-5A-6B. If City Council review of the decision is not requested, the action of the Director represents a final decision on a land use application.
