Re: TM Creek Storage — Minor Modification Application
Dear Mr. Hood,
We are requesting a Minor Modification of the Conditional Use Permit for TM Creek Storage — a
448-unit self -storage complex. For reference, this project was previously approved H-2021-
0054. This request is consistent with the standards found in UDC 11-513-5(G)2(d).
On October 7, 2021, TM Creek Storage received approval from the Planning and Zoning
Commission for a self -storage development consisting of RV storage (both covered and
uncovered) and indoor storage units (both climate controlled and non -climate -controlled units).
The indoor units consisted of a variety of sizes, and included a concept for very large self -
storage units on the northern part of the site.
Due to market conditions, the larger self -storage units are no longer feasible and we are
requesting a minor modification to the approved Conditional Use Permit. Our request is to
modify only the portion of the site for the very large self -storage units (highlighted in yellow).

in building square footage does not exceed twenty (20) percent. The modification will
be consistent with the rest of the site, includes both indoor self -storage and RV Storage, and
meets the specific use standards for self -serve storage.
We request the Director's approval of this minor modification.
