Simison City Council Members: Treg Bernt Brad Hoaglun Joe Borton Jessica Perreault Luke Cavener Liz Strader In response to your request for zoning verification for the parcel number R4885160050, please note the following: This property is located within the corporate boundaries of the City of Meridian and is currently zoned R-4 (medium low -density residential district). The abutting zoning designations for the address listed above are R-4 to the north and east, C-C (community business district) and R-15 (medium -high density residential district) to the south, and R-8 (medium density residential district) to the west. The site received Conditional Use Permit (CUP-07-016) and Private Street (PS-07-007) approval in 2007. In addition, the site received Certificate of Zoning Compliance (CZC- 08-026) approval in 2008, a Certificate of Zoning Compliance (CZC-13-150) and Design Review (DES-13-141) approval for the clubhouse in 2013, and Certificate of Zoning Compliance (A-2016-0192) approval in 2016 for parking lot improvements. A copy of the approved applications may be obtained by submitting a public records request through the City Clerk's Office or at www.meridiancity.org. • The site was annexed (AZ-02-010) in 2002. The property is subject to a development agreement (instrument #10301298). The site received Preliminary Plat and Conditional Use Permit approval (PP-02-009 and CUP-02-012) in 2002 and Final Plat approval (FP- 07-018) in 2007. A copy of theses approvals may be obtained by submitting a public records request through the City Clerk's Office or at www.meridiancity.org.. • The site was approved as part of a larger Planned Unit Development for Lochsa Falls Subdivision (CUP-02-012). • To the best of my knowledge the site is not in any special, restrictive, or overlay district. • The proposed use is considered a non -conforming use and does not comply with the applicable zoning regulations. In the event of a casualty, an approved Rezone, Conditional Use Permit, Certificate of Zoning Compliance, and Design Review are required to rebuild the structure in its current form. • To the best of my knowledge the site does not have any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk's Office. Staff s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
