RE: Millennium Lofts CZC & DR Applications
To whom it may concern,
The Millennium Lofts will be a 4 story vertically integrated mixed -use building. This building
will contain 38 units - a mix of 1 bedroom and 2 bedroom units. There will be a leasable
tenant space with a gross square footage of 2,590 along with a roughly 220sf patio
space to the north of the building. There is an internal trash room along with internal
mailboxes and vertical circulation.
Architectural Character
a. Cohesive Design: The building is designed as one building, with the
residential portion having different materials than the commercial portion
of the building. Building materials used are also found on surrounding
buildings in this area in an effort to match the design of the surrounding
development. The addition of residential uses to this area also helps
promote a livable community, with plenty of access to surrounding
businesses.
b. Building Scale: There are numerous taller buildings within the surrounding
neighborhood, with buildings ranging from one story to two stories. There is
also a new proposed residential community that will be similar in height to
our proposed building. There are also pedestrian scaled parts of the
building, including the northern patio and residential entrances.
c. Building Form: The form of the building is designed to front Millennium Way
while also keeping residents away from alley to the south of the property.
The building is also designed to keep the main entrances internal to the
property to provide safety. The parking lot is also designed to be internal
to the property.
The building is designed with a flat roof with parapets. The parapet varies
in height at variables of 1'-0" and 2'-0", with the highest parapet being
49'-0" and the lowest parapet being 46'-0". The parapet is also higher at
the corners. These corners are also further accentuated by buildout eaves
that extend of patios and windows.
d. Architectural Elements: The building is accented with several architectural
features. The entry to the residential units is accented with a buildout with
accent colors along with a feature wall that will have a trellis and sign. A

APPROVED parapet cap is also used around the building along with architectural
DATE 08/15/22 canopies over some of the residential patios. A canopy is also used to
FILENUMBER:A-zozz 148 accentuate the commercial space along with the columns on the patio.
Decorative railings are also to be used at the patios. The pedestrian
pathway to the unit entrance also creates further accentuation to the
entrance. A canopy element over the rooftop patio also gives the
building further definition.
e. Materials: The materials of the building include fiber cement panel boards
(possibly stucco), lap siding, and thin veneer brick. The main color for the
building is a light, neutral colored fiber cement panel boards with gray
and blue colors to provide accentuation at certain building elements. The
lap siding also provides accentuation for building features by highlighting
corners of the building, or separating the building facade. The brick
veneer accentuates the commercial space in both material and color.
Vertical and horizontal reveals in the fiber cement panel boards will
further break up the fapade without disturbing the flow of color and
material.
Signs and/or Lighting: Building signage will be included in a separate
permit, however, the building was designed with several locations that will
work with signage, including on the corners facing Millennium Way as well
as the main unit entrance. Lighting for the building was designed to keep
the parking lot well lit for security purposes. There are also lights that will
light the main entrance to both the residential units as well as the
commercial entrances and patio, being more decorative in appearance
or recessed to highlight certain building features.
Lighting will also be provided on each residential patio as well as recessed
lighting at the first floor commercial patio.
2. Parking Lots
a. The parking lot is designed with 90-degree parking with 2 way travel. There
is a main drive aisle going north -south through the property that is 26'-0"
wide to allow for an aerial fire apparatus access road, as the building
height exceeds 30'-0".
There are 46 provided standard stalls along with 4 ADA stalls. Because this
project is vertically integrated, we are only required 1 stall/unit and 1
stall/500 gross sf for the commercial space. With that calculation we are
exceeding the minimum required parking stalls. An ADA compliant ramp
will be provided to connect the ADA stalls to the pedestrian sidewalk.
3. Pedestrian Walkways
a. A pedestrian walkway is provided from around the perimeter of the
building, with a sidewalk connecting the parking to the building. There is
also an existing sidewalk that borders the east and north property lines.
The internal sidewalks connect to these existing sidewalks as well as to the
entrance to the residential units and the commercial space. There is also
bike parking provided along the internal pedestrian walkway.

This will add an attractive building to the fabric of Meridian, visible from main roads such
as the highway and Overland Road. This will also further the city's attempt to create
livable, vibrant, and connected communities that help connect the existing framework
to new growth within the city.
