Highlights of Proposed Development: Applicant would submit CZC for futpre construction of an office
building. The existing building would also remain.
Other: Development Agreement: UDC 1l..5B-3.D.2 and Idaho Code § 65-6711A provides the City the
authority to require a property owner to enter into a Development Agreement (DA) with the City that may
require some written commitment for àll future uses. Staff believes that a DA is not necessary to ensure
that this property is developed in a fashion that is consistent with the comprehensive plan designation and
does not negativelv impact nearby prooerties. Williams pipeline has been at the site since 1959 and the
uses are not expected to change. The apvlicant shall be subject to all standards of the UDC including a
Certificate of Zoning Compliance for new structureS and alternative compliance for the existing structure
if it is to remain.
