Highlights of Proposed Development: The applicant, Big River, LLC bas applied for Annexation and
Zoning of 11.50 acres to R-4 and Preliminary Plat approval of 28 single family residential lots and 3
common lots on 11.50 acres. This site currently contains two homes which are proposed to remain
Other: Connection to Larkwood Place: The Ada County Highway District did not require a street
connection to Larkwood Place and staff supports this position. Larkwood Place is a substandard rural
road ~t was never intended to handle large volumes of traffic. A street connection to Larkwood Place
would not benefit the general area in tenDS of traffic flow and the surrounding area has developed with
excellent vehicular connectivity with recent subdivisions such as Saguaro Canyon, Tustin, Arcadia, and
Basin Creek. The applicant has provided a pedestrian connection to Larkwood Place on Lot 8, Block 3
and staff finds that requiring a street stub would not benefit the City or the residents of the area.

area of 1,500 square feet. .
