In response to your request for zoning verification for the property located at 2700 West Fred
Smith Street, please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned I-L (light industrial district).
• The abutting zoning designations for the address listed above are I-L to the north, south,
east, and R-40 (high -density residential district) to the west.
• A terminal, freight or truck is a principal permitted use in the I-L zoning district. The
definition of a terminal, freight or truck is:
Terminal, freight or truck. The use of a site where freight brought by truck or rail
is transferred. The use may include the storage or repair of trucks or railcars. The
use excludes the long term or permanent storage of freight.
• Previous approvals for this site include: Linder Industrial Park (388 A), Fed Ex Express
PBA (A-2019-0360) and Fed Ex Shipping Center DES, CZC (A-2019-0343).
• The site was not approved as a Planned Unit Development and is not in any special,
restrictive, or overlay district.
• The proposed use is considered a conforming use and complies with the applicable zoning
regulations.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at
the Meridian City Clerk's Office.
