Re: Certificate of Zoning Compliance — Narrative
Copper Canary — Exterior Renovation 2590 N. Eagle Rd. Meridian, ID. 83646
To whom it may concern:
We are proposing an exterior alteration within the City of Meridian city limits 2590 N. Eagle Rd. Copper Canary is a
boutique jewelry retailer, planned to have approximately 3500 square feet of retail space, and 3700 square feet of office
and supporting space.
The interior tenant improvement portion of this building alteration is planned to be submitted for permit separately and
prior to the exterior work being permitted. The exterior alterations of this building are planned as "phase II" of the
project.
The property is adjacent Eagle Rd. to the west, an empty lot to the south, apartments to the east, and a canal and empty
lot to the north. The building site entrance is located along N. Eagle Rd. The building currently has 49 parking spaces for
patrons located along the south and east side of the building. The site layout, landscaping, and public way are to remain
and shall not be altered with the exception of the trash enclosure being relocated. The existing trash enclosure is very
close the building and shall be demolished and replaced with concrete curbing a grass infill. A new trash enclosure shall
be construction at the south end of the site, eliminating (2) existing parking spaces. Pedestrian access shall be provided
to the building from Eagle Rd., where city -compliant landscaping is existing.
The building entrance is to be repositioned, and the exterior and roof revised to have a European aesthetic. This design
presents large arched window glazing, copper roofing at the entrance dome, and stucco as the 3 main building materials.
Pedestrian scale is achieved throughout with floor level windows, as well as fake windows which mock a second floor and
decorative balcony, stucco detail emulating lower stone facades, various parapet rooflines, and exterior perimeter
modulation created with false columns and the new, round, angled entrance.
The building's signage will go through a separate permitting. The exterior signage and logo at the building exterior will be
clad in a copper -looking metal that will not patina. The exterior lighting will include decorative sconces to accentuate the
buildings details and light signage.

approval.
