In response to your request for zoning verification for the property located at 510 E. Watertower
Street, please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned C-G - general retail and service commercial district.
• The abutting zoning designations for the address listed above are C-G to the north, south,
east, and west.
• A private education institution is allowed as a principally permitted use in the C-G zoning
district.
• Education institution, private. The use of a site for education purposes not
supported by the State of Idaho. The use includes, but is not limited to,
elementary and secondary schools; institutions of higher learning; and
vocational schools.
• A daycare facility is allowed as an accessory use in the C-G zoning district.
• Daycare facility. Any home, structure, or place where nonmedical care,
protection or supervision is regularly provided to children under twelve (12)
years of age, or disabled persons of any age, for periods of less than twenty-
four (24) hours per day, while parents or guardians are not on the premises.
There are three (3) types of daycare facilities distinguished by the number of
individuals served.
A. Daycare center. More than twelve (12).
B. Daycare, group. More than six (6) but no greater than twelve (12).
C. Daycare, family. Six (6) or fewer.

o the best of my knowledge the site is not in any special, restrictive, or overlay district.
Mh 08/04/22 1995, the property received conditional use permit approval (Children's Learning Center
FKENIADNER.- UP) to operate a daycare facility. A copy of this document is available through a public
[cords request at the Meridian City Clerk's Office.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
Staff's failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
