Narrative Letter
Building Shell for Salons by JC
The proposed project is an approximate 6,100 sf building, that will be constructed as a
vacant shell for a future tenant. The future tenant is a hair salon use that consists of
private rooms for each stylist.
The building will be a single -story of type V-B construction. The building structure will be
wood stud framing with slab on grade floor. The roof will be flat with pre-engineered
wood trusses and sloped insulation for drainage.
On each fagade there will be variations of architectural design elements. Most of the
exterior finish will be stucco of 2 different colors, broken by horizontal and vertical trim
reveals. A brick veneer wainscot will be provided on all sides of the building. Windows
for each future stylist bay are provided on regular intervals on all sides of the building.
Accent volumes on each elevation provide vertical and horizontal relief and visual
interest and a space for building signage. Mechanical units will be roof -mounted and
hidden by parapets of varying heights. An entrance canopy is provided over the main
building entrance.
Cross access will be provided to other sites in the development, and parking is proposed
on three sides of the building with city and subdivision required landscape buffers and
landscape islands as shown on the attached site plan.
