The smallest lot is 8,900 square feet, with the average lot size 15,219 square feet. Three (3) common lots are located within the project, totaling 06958 acre (6.06% usable open space). This property adjoins a rural residential subdivision, Larkwood Subdivision, on the southern and western, boundaries, and properties to the south that have already been or are currently being developed within the City of Meridian. Larger, more comparable lots will be provided with access to N. Larkwood Place. At the request of the existing homeowners within Larkwood Subdivision, no vehicular access is being provided to the smaller lots on the eastern portion of the development. The property is proposed to be zoned R-4, which is consistent with the Meridian Comprehensive Plan Map designation of Low Density Residential. The gross density (2.44) of the project complies with the City's designation of Low Density Residential, which calls for up to 3 units per acre. The net density is 2.67 dwelling units per acre. No variances are being requested as part of this subdivision. Three common lots will be built within the subdivision, with playground equipment on one of the lots. Sewer and water is currently being planned to the site and will be continued through the property to connect with existing services. The project will provide active and passive recreational opportunities for the residents of the subdivision. The developer will provide sprinklers, trees, grading and hydro -seeding or drill -seeding of common areas. Aikens St., Suite B Eagle, ID 83616 RE: Soil test hole on Lakewood Drive parcel Today I examined a soil test pit on the property at 5550 Lakewood Drive in Meridian. A detailed description of the test hole is attached along with a map showing the GPS location of the excavation. The legal description of the site is part of the Northeast %4 of the Southeast 1/4 of Section 30, Township 4 North, Range 1 East, Boise Meridian, Ada County, Idaho. The soil profile had medium textured materials to a depth of 52 inches over a weakly to moderately cemented hardpan about 20 inches thick. Below the hardpan is very gravelly loamy sand and sand that extends to a depth of more than 13 feet. No free water or evidence of wetness was observed in the pit to 13 inches. The hardpan was removed without difficulty by the backhoe. There should be no significant limitations for excavation. Based on the textures, I would estimate R -values to be in the range of 10 to 20 at 200 PSI. We have observed 14 other test holes on this same landscape position on other projects within one-half mile of this site. Those profiles were quite similar to this test pit. Monitoring for 2004 and 2005 has shown no groundwater within 15 feet of the surface in any of those monitor pipes. Two of the holes were excavated to more than 20 feet without encountering water. Based on the test pit observed and supported by surrounding area data, I would not expect groundwater to be present within 15 feet of the ground surface on this site.
