WARRANTY DEED
FOR VALUE RECEIVED, Sean E. Jamison, Successor Trustee of the Therese J. Jamison
Revocable Living Trust Agreement dated March 29, 2016, hereinafter called the Grantor, hereby
bargains, sells and conveys unto BVA Rolling Hills No. 1, LLC, an Idaho limited liability company,
hereinafter called the Grantee, whose address is 901 Pier View Drive, Suite 201, Idaho Falls, Idaho
83402, as of this V day of January, 2020.
WITNESSETH:
For valuable consideration the Grantor does hereby grant, bargain, sell and convey unto the
Grantee that certain real property located in the County of Ada, State of Idaho, which is more particularly
described on EXHIBIT A attached hereto and incorporated herein by reference ("Premises"):
TO HAVE AND TO HOLD said Premises unto the Grantee and its successors and assigns
forever.
The Grantor covenants with the Grantee, its successors and assigns, that Grantee shall enjoy the
quiet and peaceful possession of said Premises; that the Grantor is lawfully seized of said Premises in
fee simple; and the Grantor warrants that the title to said Premises is merchantable and free from all liens
and encumbrances, excepting those to which this conveyance is expressly made subject, and that the
Grantor will warrant and defend the same from all other lawful claims whatsoever.
