This is a response to the initial CZC review comments for this building. Needed files are attached.
1. Can you provide calculations showing that the proposed metal paneling on the north and south
elevations are the 3rd most common material based on area? Within the C-G zoning district, metal
paneling is not allowed as a field material unless two other materials are more common on the
subject facade.
a. RESPONSE: Attached find a sketch showing that metal panels are the third most used
material on the north and south elevations.
2. Can you provide an exhibit showing how each elevation complies with the minimum wall modulation
and fenestration requirements, both vertically, and horizontally? Standards 3.1A, 3.113, & 3.3A
a. RESPONSE: Attached find sketches showing the wall modulation dimensions for each facade
on the building.
3. How do you meet 3.2A? Landscaping alternative?
a. RESPONSE: Yes, the landscape alternative meets the requirements. Attached find a landscape
plan for reference.
4. Architectural Standards Manual checklist is required as part of submittal but was not submitted.
Please submit a completed copy of the ASM for nonresidential development in the Commercial
districts.
