The requirements we are proposing to modify include code section 11-26-3-Notes: 3d.: Standards. We are proposing alternative compliance for the building height of 87' per note D. which states: "Additional height shall be allowed when the development provides (10%) of the building square feet in open space, courtyards, patios, or other usable outdoor space available for the employees and/or patrons of the structure, excluding required setbacks and landscape buffers." The total building square footage is 151,702, ten percent of that total is 15,170 square feet. We are showing 15,346 square feet of open space including the joined plaza, seating and flat lawn recreation areas surrounding the building, and the landscaped seating area on the south west corner. As the joined plaza space between Bld 4 and Bld 5 is a shared space we borrowed just under 2,000 sq ft (in excess of the requirement for BLd 5) to meet the 10% for Bld 4.
