BARGAIN AND SALE DEED
BILMAR, INC., an Idaho corporation ("Grantor'), for good and valuable consideration,
the receipt and sufficiency of which is hereby acknowledged, does hereby GRANT, BARGAIN,
SELL and CONVEY unto STOR-IT SELF STORAGE, LLC, an Idaho limited liability
company, whose address is PO Box 140337, Boise, Idaho 83714 ("Grantee"), and to Grantee's
successors and assigns forever, all of the following described real estate located in Ada County,
Idaho:
See Exhibit A, attached, which is incorporated herein by this reference.
TOGETHER with all improvements, easements, hereditaments and appurtenances thereunto, and
subject to such rights, easements, covenants, and restrictions as appear of record or based upon
the premises. With respect to the condition of the improvements, this conveyance is made and
accepted AS IS, WHERE IS, AND GRANTOR SPECIFICALLY DISCLAIMS ALL
WARRANTIES OF ANY KIND, INCLUDING BUT NOT LIMITED TO ANY WARRANTY
OF FITNESS FOR A PARTICULAR PURPOSE OR MERCHANTABILITY OF THE
IMPROVEMENTS.
IN WITNESS WHEREOF, Grantor has executed this deed on the 24th day of
