Know all men by these presents: that MRS Land Holdings LLC, an Idaho Limited Liability Company is the Owner
of the Property described as follows:
A parcel of land located within the South 1/2 of the Southwest 1/4 of the Southwest 1/4 of the
Southwest 1/4 of Section 36, Township 4 North, Range 1 West, Boise Meridian, City of Meridian, Ada County,
Idaho more particularly described as follows:
Commencing at the Section corner common to Sections 35 and 36, Township 4 North, Range 1 West, Boise
Meridian, and Sections 1 and 2, Township 3 North, Range 1 West, Boise Meridian from which the 1/4 corner
common to said Sections 35 and 36 bears North 00'14'54" East, 2637.56 feet; thence on the west boundary
line of said Section 36, North 00'14'54" East, 329.68 feet to the north boundary line the South 1/2 of the
Southwest 1/4 of the Southwest 1/4 of the Southwest 1/4 of said Section 36, thence of said north boundary
line, South 88'46'17" East, 45.01 feet to the REAL POINT OF BEGINNING;
thence continuing on said north boundary line, South 88'46'17" East, 620.86 feet to the east boundary line
of the South 1/2 of the Southwest 1/4 of the Southwest 1/4 of the Southwest 1/4 of said Section 36;
thence on said east boundary line, South 00'17'31" West, 285.32 feet to the northertly right—of—way line of
W. Ustick Road;
thence on said northerly right—of—way line the following 4 courses and distances:
North 88'42'54" West, 298.81 feet;
North 81'37'36" West, 97.25 feet;
North 88'42'54" West, 190.53 feet;
North 44'14'00" West, 49.98 feet to the east right—of—way line of N. Linder Road;
thence on said east right—of—way line, North 00'14'54" East, 237.68 feet to the REAL POINT OF BEGINNING.
Containing 3.972 acres, more or less.
This is to certify that MRS Land Holdings LLC., an Idaho Limited Liability Company is the owner of the real
property platted hereon, and that it is the owner's intention to create a condominium project. The owners also
certify that they consent to the recordation of documents pursuant to Chapter 15, Title 55 of the Idaho Code.
The easements as shown on this plat are not dedicated to the public, however, the right to use said easements
is hereby perpetually reserved for public utilities and such other uses as designated within this plat, and no
permanent structures are to be erected within the lines of said easements. All Units within this plat will be
eligible to receive water service from an existing City of Meridian main line located adjacent to the subject
Condominium Project, and City of Meridian has agreed in writing to serve all the unit in this Condominium
Project.
