CERTIFICATE OF ZONING COMPLIANCE / DESIGN REVIEW

Dear Staff:
The purpose of this letter is to describe the Fairview Row Townhomes with an approved CUP and
Alternative Compliance (ALT, CUP (H-2021-0049) for the purposes of obtaining a Certificate of
Zoning Compliance and Design Review Approval.
Sixteen townhomes have been approved along with a landscape and amenities plan for this site.
Some items on the CZC Checklist need specific comments.
• Individual hand carts for each townhome was proposed and approved. With individual 2-car
garages for each townhome and a dedicated storage area that does not intrude into the
parking area within each garage a community based solid waste area was not needed.
• No light fixtures with a maximum output of 1,800 lumens or more are proposed for this site
as access is by way of a shared service drive. Individual illumination of the townhome
addresses will be provided for life safety purposes.
The site plan and landscape plan provide all the required information.
Other specific site details include:
• A sewer and water easement is proposed to overlay the service drive. As the sewer and
water will not be located in a public right-of-way a separate easement will be needed. The
project team will provide the required application, and metes & bounds description / exhibit
map in conjunction with City of Meridian plan review.
• Ornamental trees have been added along the west line.
• The Landscape Plan depicts 16 trees along the east property line. An additional tree has
been requested. The landscape architect with South, Beck and Baird has indicated that there
is insufficient room for an additional tree as having them too close together can cause poor
growth or possible tree decline and disease. The Architect has indicated there is insufficient
room for an additional tree,
• Standard street type lights have not been required. As is customary for life safety, addresses
will be illuminated but these lights will not exceed the `greater than 1,800 lumens' standard
stipulated in application standards.
