Re: Hendrikson Sub: Annexation/Zoning / Preliminary Plat applications for
approximately 9 acres located adjacent to the east property line of Kings bridge Sub.
Dear Ms. Canning:
We propose to develop approximately 9.43 acres at the southeast comer of the
Kingsbridge Sub. The proposed development will consist of 18 residential units.
Attached to this letter are our applications for:
. Annexation and Zoning of parcel S 1128131500 to R3 zoning designation.
. Preliminary Plat of parcel S1128131500, consisting of approximately 9 acres.
Our request is for R3 Medium Density Residential consistent with Meridians
Comprehensive Plan and Kingsbridge Sub with only (1.91) D.D. per acre. All building
lots will be 12,000 square feet or above with larger lots planned for the northern
boundary at 16,000 to 18,000 square feet minimum. One lot will be designed around the
existing home at 2.08 acres in size.
Access to the development will be from Kingsbridge Drive to the west with multiple stub
streets provided for neighborhood interconnectivity. One to the north, one to the south,
and an ACHD roadway access lot to the east.
All infrastructure will be installed by the developer. No additional requirements or
expense will be incurred by the City of Meridian. The development will not create an
adverse impact on the surrounding roadway system.
The architecture will feature traditional and classic styling. A high standard of materials
and craftsmanship will be maintained throughout the development. The CC&R's will
require a minimum 2,000 s.f. single story and 2,400 s.f. 2-story home.
Common areas and pedestrian pathway connections have been designed to provide usable
recreation spaces and connectivity between adjacent parcels. The 8' planter strip
between the curb and sidewalk with street trees at the lot lines will provide a tree lined

'~rh:e purpose of this lettel' is to provide an estimate of the groundwater levels in the Hendriksen parcel,
located on South Scltair Place, south of East Victory Road. MTI has previously performed subs\lrfaée
exploration at the Kingsbridge Subdivision, located approxÜnatcly y.¡ mile to the west of the Hendriksen
par,êÐl.
During investigations in the proposed 1(jngsbridge Subdivision during May 2004 and Qçtohcr 2005,
groundwater was not encountered within the depths of exploration (13.5 fect). SoH and sediment moistures
we're cl'assed as, dry to slightly moist. The: strongly cemented soils present to depths of 6.3 and 12..0 feet
;jndlcatod ,that groundwater has not risen above this level con~istently for many years. Based On these
'Observations in test pits, previous work in the area, and the proximity of the Hendriksen Parcel to the
KI~gsbridge Subdivision, groundwater levels at the Hendriksen Parcel can be assumed to remain at depth$
belo~ approximately 13 fect below ground surface. This depth is only an estimate, and can be con,ti11Tled by
ìnstallatíon and monitoring of piezometers onsirc, MTl is available to perronn this task, if desired.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the fonn of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC II-5A-5.
