Re: Tradewinds Fairview 8-Plex: Design Review Narrative
Tradewinds Fairview is a new development with (2) 8-Plex buildings off Fairview near Locust
Grove. It is a new multifamily building with 8 units that are (3) stories, with a 2-car garage on
the first level. The new building compliments design styles in Meridian in a variety of ways,
and each will be discussed in more detail below.
Architectural Character:
a. Cohesive Design: The building is designed using similar materials throughout the
project. Both the vertical Batten Board as well as the horizontal siding go well
with each other and are accented with brick veneer. These buildings match the
more modern style of the buildings that are currently being built in the
surrounding area.
b. Building Scale: The scale of the building is set to fit into the surrounding area.
Being largely surrounded by commercial buildings to the west and new (3) story
buildings in the development to the east and south.
c. Building Form: The form of the building is designed to highlight the different parts
of the building, with the stucco pop outs and color changes note the different
unit's entries. The front facades of each unit are a different material, with the
porches over the garages having their own look compared to the units directly
next to them.
d. Architectural Elements: The building is accented with several architectural
features. There are different materials as well as colors used along the building.
The use of different window styles and sizes gives the exterior a different look, as
well as shedding natural light into each unit.

e. Materials: The materials of the building include Batten Board, Horizontal Lap
Siding, Stucco, and some Brick veneer. The materials chosen work well with
each other as well as match what is currently in the community. The patio
railings are a mixture of railings and half -walls which use the same materials as
the rest of the building, so they blend in.
f. Signs and/or Lighting: There is exterior lighting that is designed to illuminate the
parking lot as well as add architectural appeal to the building facade.
2. Parking Lots: The parking lot is designed to be cohesive with the building itself. Each
unit hosts an attached 2 car garage and there is some visitor parking stalls between
each building for ease of access.
3. Pedestrian Walkways: A pedestrian walkway is provided from Fairview Ave all the way
to Wilson Ln. Each unit has a pathway that connects their front door to the overall
walkway.
The new Tradewinds 8-Plex buildings are designed to be a great addition to the City of
Meridian, creating a building that incorporates the surrounding area designs, and adding an
attractive building to the fabric of Meridian.
