Broadway Ave. Suite 102 Meridian, ID 83642 12E: ALTERNATIVE COMPLIANCE APPLICATION FAIRVIEW ROW TOWNHOMES WEST PROPERTY LINE LANDSCAPE BUFFER Dear Mr. Dodson: This Alternative Compliance application is for the west property line landscape buffer for Fairview Row Townhomes at 2065 E. Fairview Avenue approved with City of Meridian CUP under application number H-2021-0049. UDC 11-313-8 requires perimeter landscaping for parking and other vehicular use areas including driveways. Required elements are Class II or Class III trees per 35 linear feet as well as other plant material. With updates to the Landscape Plan (05.25.22) part of the CZC and DR applications A-2022-0046, 17 trees are to be planted along the east property line in the area of emphasis. The land use to the west is commercial and the landscape buffer, while required, does not need the same level of plant material and separation that would appropriate for a lower density residential use. Idaho Power has an above ground power line along the west PL that will remain as is. This power line excludes the ability to plant trees in this area. Additional plant material to supplement the existing generous number of arborvitae in the landscape buffer was included. In addition, there is limited area for storm water retention on this site and with storm water facilities along the west boundary of the shared driveway/service drive no trees can be planted within 10 feet. Discussion with Seth Oaks regarding street lights has established Meridian identified locations. Documentation of these light locations are attached. Please note that the landscape plan shows 4 Locust trees along the west boundary of the site. These trees are actually on the adjacent site and will remain.
