RE: Lost Rapids Lot 8 Retail Building- CUP Submittal
Dear Planner,
On behalf of GFI- Meridian Investments II, LLC, we are pleased to present the attached conditional use application
for a new one story retail building at 3333 W. Chinden Blvd. (R5330760800). This submittal entails a one story
building with associated site improvements and parking lot. The building provides accommodation for a fast food
establishment on the west side of building with a drive -through window on the north side of building.
The building will be constructed out of steel stud walls, with stucco field and stone accents as identified on the
attached exterior elevations. The roof will be wood or steel joists with rubber membrane roofing. The roof and
mechanical equipment will be concealed by parapets.
Cohesive Design: Forms and materials are carried around the building to provide a cohesive
design.
Building Scale: The building provides human scale through door and window fenestration
sizing, and also metal canopy overhangs.
Building Form: The building is accentuated with four prominent corner features on the building,
providing building modulation and visual interest. Parapets are varied in height.

Materials: Please see exterior elevations for material call -outs.
Parking Lots: Parking has been shown which incorporates landscaping islands, and perimeter
landscaping. A drive -through is proposed on the north side of the building.
