GRANT DEED
JAMES J. PERCY and SHANAH PERCY, husband and wife ("Grantors"), hereby
convey, grant and transfer to PERCY FARMS, LLC, an Idaho limited liability company
("Grantee"), whose mailing address is 1250 Stegerman Court, Meridian, Idaho 83642, for an
interest in the Grantee limited liability company, the following described real property situated in
Ada County, State of Idaho, to -wit:

A parcel of land being a portion of the SE '/4 NE '/4 of Section 36,
Township 3 North, Range 1 West, Boise Meridian, Ada County,
Idaho, and being more particularly described as follows:
Commencing at the Southeast corner of the said SE '/4 NE '/4;
thence N 0°37'42" E 20.00 feet along the east line of the said SE '/4
NE '/4; thence N 89'20' 19" W 65.00 feet along a line north of and
parallel to the south line of the said SE '/4 NE '/4, said point being

Meridian, Ada County, Idaho.
Except that portion deeded to the State of Idaho by warranty deed
recorded in Book 197 of Deeds at page 530, described as follows:

plat of the Kuna-Meridian (S.S.P. 207-A) Highway Survey on file
in the office of the Department of Public Works of the State of
Idaho, and being the Westerly 33 feet of the SW '/4 of the NW 1/4 of
Section 31, Township 3 North, Range 1 East of the Boise
Meridian, approximately between Station 172+40 and Station
185+61 of the said Survey:
And except:
A tract of land located in Lot 2 in Section 31, Township 3 North,
Range 1 East, Boise Meridian, Ada County, Idaho, more
particularly described as follows:
Commencing at the West Quarter Corner of Section 31, Township
3 North, Range 1 East, Boise Meridian, thence North 89°19'40"
East 33.00 feet to a concrete right of way marker is the real point of
beginning; thence North along the Easterly right of way line of
State Highway No. 69, 300.00 feet; thence North 89°19'40" East
678.00 feet to the center of an irrigation ditch; thence South
40°52' 15" East along said irrigation ditch 207.58 feet; thence
South 6°13'20" East, 142.10 feet to a point on the center line of
said Section 31; thence South 89°19'40" West, 829.24 feet along
said center line of said Section 31, to the real point of beginning.
And also except that portion conveyed to the Idaho Transportation
Board for the State of Idaho, in Deed recorded as Instrument No.
8748149, records of Ada County, Idaho.
SUBJECT TO taxes and assessments for the year 2017 and all
subsequent years, together with any and all existing easements,
rights -of -way, reservations, restrictions and encumbrances of
record, to any existing tenancies, to all zoning laws and ordinances,
and to any state of facts an accurate survey or inspection of the
premises would show.
This conveyance shall include any and all appurtenances, tenements, hereditaments,
reversions, remainders, easements, rights -of -way and water rights in anywise appertaining to the
property herein described.
