Ten Mile Road, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned I-L (light industrial district). • The abutting zoning designations for the address listed above are RUT (Ada County) to the north and west, I-L to the south, and R-4 (medium low -density residential district) to the east. • A storage facility, self-service is a principal permitted use in the I-L zoning district. The definition of self-service use is: Any commercial use in which there is not an attendant on -site during all hours of operation, including, but not limited to, automated teller machines, laundromats, vehicle washing, fuel sales facilities, and storage facilities. • Current approvals on the site include: • File: AZ 99-016 - In September 1999, annexation and zoning of 13.79 acres of land for the proposed mini -storage facility from RUT to I-L was approved and in February 2000, Development Agreement Instrument #100028047 was recorded. • File: CUP-99-031- Conditional Use Permit for a self -storage facility and a single-family dwelling/office was approved. • File: CUP-02-025 - Conditional Use Permit for a wireless communication facility consisting of a 125-foot monopole and supporting equipment was approved. • The site was not approved as a Planned Unit Development. The proposed use is considered a conforming use and complies with the applicable zoning regulations. • To the best of my knowledge the site does not have any legal non -conforming issues, nor any building or zoning violations. • Documents regarding the subject property, including Certificates of Occupancy, may be available through a public records request Please contact the Meridian City Clerk's Office or fill -out a form at: www.meridiancity.org//prr.
