Broadway Ave. Suite 102 Meridian, Idaho 83642 Re: CZC application for the Hatch Industrial project Located at 160 N. Linder Rd. Meridian, ID 83642 Dear Planning Staff, The owner of the property located at 160 N. Linder Rd is proposing new construction of a multi- unit, approximately 20,972 sf industrial building. Site improvements would include a paved parking lot with landscaping. There is an existing 7' attached sidewalk along Linder Road. This frontage would be enhanced with an additional 25' landscape buffer measured from back of the sidewalk. Please refer to H- 2021-0026 for requirements for the requested use. Applications for the vacation of the 30' utility easement along the eastside of lot 8 and 9 of Heppers Acre Sub, and the property boundary adjustment to combine these two lots have been submitted (H-2022-0029 and PBA-2022-0010). A declaration of cross -access has been recorded granting access to/from N. Linder Rd. through the subject property for the properties to the North and South. These have been recorded as instrument #s 2022-049190 and 2022-049189. A copy of these easement have been submitted to the Planning Division. An application for a 14' public pedestrian easement along Linder Rd has been submitted (ESMT- 2022-0175). As part of this application the owner would like to request a reduction of the 5' landscape buffer along the East boundary to 1'. This reduction would allow for easier truck maneuvering around the rear of the building. There is an existing 6' fence and 10' landscape buffer on the adjacent industrial property to the East.
