Re: CZC application for the Hatch Industrial project

CZC REVIEW:
Dear Sonya,
Below is a list of responses to review comments for the above -mentioned project, each followed by
relevant details and actions taken:
1. A cross -access easement shall be granted to the abutting properties to the north (Parcel
#R3579000034) and south (Parcel #R3579000050) for access to/from N. Linder Rd. through the subject
property; a copy of the recorded easements shall be submitted to the Planning Division with the
Certificate of Zoning Compliance application for this site.
R1. Understood, The PLS is working on this.
2. A 14-foot wide public pedestrian easement shall be recorded for the multi -use pathway along Linder
Rd. as required by the Park's Department. A copy of the easement shall be submitted to the Planning
Division with the Certificate of Zoning Compliance application. The site/landscape plan shall be revised
as follows:

3. The 5' wide pedestrian walkway from the perimeter sidewalk along Linder Rd. to the main building
entrance needs to be distinguished from the vehicular driving surfaces through the use of pavers,
colored or scored concrete, or bricks per UDC 11-3A-19B.4b.
R3. Please see revised site plan on sheet A-1.0.
4. The scale on the site plan is incorrect; it should be 1"=20' (not 30').

5. The landscape buffers along the north & south boundaries of the site either need to be widened to a
minimum of 7' to allow 2' of vehicle overhang (parking spaces may be reduced to 17' long); or wheel
stops need to be added to parking spaces to prevent vehicle overhang, per UDC 11-3C-5B.3, 4.
R5. Please see revised site plan on sheet A-1.0.
6. A mix of evergreen & deciduous trees, shrubs, lawn and other vegetative groundcover is required
within the buffers to residential uses to the north & south per UDC 11-36-9C - add evergreen trees in
buffers.

7. Include a detail of the bicycle rack that complies with the standards in UDC 11-3C-5C; comply with
ADA requirements.

Ras the City Arborist inspected the site to determine mitigation requirements? If so, Tree Mitigation
notes state 18 trees along perimeter will be 3" caliper, it appears the Plant Schedule needs to be
updated (i.e. TC2).
R8. Please see city arborist sheet and revised landscape plans on sheets L1.0, 1.1.1, and 1.1.5.
9. A mix of trees, shrubs, lawn or other vegetative groundcover is required within the street buffer per
the standards in UDC 11-313-7C.3; add shrubs, plantings.

10. Submit a detail of the trash enclosure with materials & colors noted that coincide with the building.

11. Depict architectural lighting on building consistent with Intent #6.00 in the ASM.

12. A property boundary adjustment application to combine the two existing lots into one lot & a vacation
application to vacate the existing easements needs to be approved before the CZC can be approved.
