DESIGN REVIEW REPLY
Dear Design Review,
Below are responses to the following design
review comments. Attached are the revised
sheets reflecting any modifications or
comments.

LANDSCAPE PLAN SITE PLAN
FRONT ELEVATION
Q: Un-textured concrete panels and
prefabricated steel panels are prohibited as field
materials for building facades except when used
with a minimum of two other qualifying field
materials and meeting all other standard
fenestration and material requirements. Please
give calculations of south and west elevations.
All metal panels count. If you are going to use
metal paneling, you need to provide at least two
other qualifying field materials (>20% each).
Please provide this calculation on the south and
west (visible from street) elevations.
A: The Front (south) elevation has been revised
for material percentages. Windows & Stucco
are to be considered the other two qualifying
materials above 20%.
The Side (West) elevation has been revised for
material percentages. Stone & Stucco are to
be considered the two 20% materials.

WEST ELEVATION
Q: This is a very visible elevation. How does it
meet ASM 3.3D and or 3.3E in regard to
fenestration or fenestration alternative?
West side is very visible from street. See
comments on elevation 1 regarding metal
paneling. It cannot be used as afield material
unless there are at least two other field
materials (>20% each) or a design exception
granted. Please provide % calculations, revise to
meet standards or request design exception.
A: West elevation has been modified to
address material percentages. 3.3E shall be
used for material changes. Please note that
due to the building shape (see floor plan) the
left half and right half of the west elevation
drawing are on substantially different planes.
Viewing the building `straight on' as shown in
the elevation will not be optically perceived in
reality.
Very visible elevation. Consistently
incorporate at least two (2) architectural

banding, or detailing (see Pedestrian Scale
definition). - How is this met at the west?
A: Fenestration patterns and lighting have
been added to address pedestrian scale.
For at least 30% of applicable facades use any
combination of concrete, masonry, stone, or
unique variation of color, texture, or material, at
least 10-inches in height, around the base of the
building. May alternatively incorporate other
architectural features such as ledges, fagade
reveals, ground level fenestration, raised
planters, or landscaping elements within 3-feet
of finished grade. How is this met on this
elevation?
A: Stone wainscot has been added to address
requirement.
LANDSCAPE PLAN
11-38-5. Lawn and turf areas shall not comprise
more than fifty (50) percent of the total
landscaped areas and shall consist of water
conserving grasses, including, but not limited to,
buffalo grass, blue gamma grass, compact
fescue, Xerilawn, turf type tall fescue and/or
rhizomatous tall fescue" Please indicate the
percentage of lawn on the landscape table.
A: Total Planted ratios have been calculated
and placed on the Landscape Plan. The planted
area along the north side of the building has
been changed from grass sod to planters as
required to adhere to the 'Less than 50%'
overall planted area.
How are ground mounted equipment being
screened?
A: The equipment will be screened by a solid
half wall faced with metal panels. Keyed note
'9' has been changed to address this.
Provide a five-foot wide minimum landscape
buffer adjacent to parking, loading, or other
paved vehicular use areas, including driveways,
vehicle sales areas, truck parking areas, bus
parking areas, and vehicle storage areas. The
perimeter landscape buffer shall be planted
with one Class 11 or Class III tree per thirty-five
(35) linear feet and shrubs, lawn, or other
vegetative ground cover. Is the minimum
landscape density (trees) being met at the east?
A: Trees & shrubs have been added to the 5'
wide perimeter landscape buffer along the
east property line.
What does the stippling represent? Not shown
in legend.
A: Keyed note V indicates vision triangle.
SITE PLAN
When a bumper overhangs onto a sidewalk or
landscape area, the parking stall dimensions
may be reduced two (2) feet in length if two (2)
feet is added to the width of the sidewalk or
landscaped area planted in ground cover.
Minimum width of sidewalk is 5' and you cannot
provide parking spaces less than 17' in length
A: Parking Stalls have been expanded to 19'
deep. See revised siteplan.
