Caleb Hood, Planning Division Manager Community Development Services Meridian City Hall Re: Eagle New Landing Apartments - Certificate of Zoning Compliance and Design Review Dear Mr. Hood: Brighton Investments, LLC, is pleased to submit the Certificate of Zoning Compliance, and Design Review applications for the proposed multi -family apartments, clubhouse and parking on the 15.94-acre property located north of Overland Road and East of Eagle Road within the area below. The objective of the proposed actions is to enable the development of a 396-unit (48 studio units; 196 one -bedroom units; and 152 two -bedroom units) multifamily apartment project. The project will include a wide diversity of amenities for the benefit of the residents. The interior amenities spaces are designed to be two stories tall to provide an open and inviting interior atmosphere. All of the interior spaces will have large windows and doors looking out to the courtyards and exterior amenities. The open concept interiors focus on large windows and decks. The interior corridors provide minimal building entrances and allow for high security and safety. To deal with massing, the units have been divided into four buildings surrounding two courtyards. Locating the outdoor amenities within the courtyards, helps to provide a buffer from public to private. The building forms are broken up and divided through the use of jogs, protruding balconies, and individual unit size variations. The apartment buildings implement the use of protruding balconies as a means of emphasizing them as architectural features. The use of materials and variations of stucco color help to differentiate the architectural features. Consistent exterior building materials are used in order to create a cohesive design. These materials include brick, stucco, and glass. The signage is clean, simple and modern. Pedestrian routes are provided throughout the perimeter of the property and interconnect all building entrances. They also connect the property to public ways including the adjacent shopping area as well as to a pedestrian pathway that will be constructed around the perimeter of the project. IN CONCLUSION 1_ Based on the foregoing and as supported by the accompanying applications and documentation, we request approval of (1) Certificate of Zoning Compliance; and (2) Design Review Approval of the proposed unit elevations and floor plans.
