e deliverables to Sonya's comments. I've attached Sonya's comments with numbering, so it's
Ilow/reference:
■ #1 - Internal Pedestrian — See C1.1 and C1.2 for updated pedestrian walkways. Internal
walkways are now shown as concrete. Concrete walkways are also reflected on the updated
landscape plans — L1.0,L2.0 and L3.0.
■ #2 - Future Property — There will not be a future lot line dividing the property. The correct
property lines are shown on all provided sheets.
■ #4 - 6' Fence — See L2.0, 3.0 and Key Note #35 for added fencing and fencing callout along the
south property line.
■ #5 - Depict Pathway stubs at southern boundary and near the west and east boundaries — See
C1.1 and C1.2 for the requested added pathway stubs. These stubs are also reflected on the
updated landscape plans.
■ #6 - Depict a min. of 26 bicycle paces —There are currently 17 bicycle racks located throughout
the site. Each rack equates to (2) spots for a total of 34 bicycle spaces. One rack was added
near the central amenity buildings. Additionally, bicycle rack calculations were added to
L1.0. See Key Note #8 on L1.0 and L2.0.
■ #7 -Include the number of studio and square footages - See C1.1 site calculations and parking
calculations The site calculations list square footages and the parking calculations demonstrate
compliance with UDC 11-3C-6.
■ #8 —The unit balcony sizes are as follows. I'm assuming in your response narrative you'll use this
information to address her questions.
- STUDIO UNITS DON'T HAVE BALCONIES.
- 1 BED BALCONY AREAS ARE AS FOLLOWS:
o 1 BED 61 S.F.
o 1 BED DELUXE 63 S.F.

■ #9 - Attached is an updated garage elevation with materials. Carports are a deferred submittal,
but will match the color scheme (dark bronze)
