The proposed project is an approximate 5,900 sf building, half being a dental clinic and
the other half tenant lease space. The project is located on W. Frontline Ln. and S.
Innovation Ln. Properties around the site include Primary Health Medical Group to the
west, and Epic Shine Car Wash to the north. The properties to the east and south are
undeveloped.
The building will be a single -story of type V-B construction. The building structure will be
wood stud framing with wood truss floor framing. The roof will be flat with pre-
engineered wood trusses and sloped insulation for drainage.
On each fagade there will be variations of architectural design elements. A good portion
of the exterior finish will be stucco of 2 different colors, broken by horizontal and vertical
metal trim reveals. A brick veneer wainscot wraps much of the building. The corner
volumes are the entries and the tallest parts of the building. Anodized aluminum
storefront entries have aluminum -paneled overhangs and columns, and the volumes are
finished with wood -like cladding in a channel lap profile. Mechanical units will be roof -
mounted and hidden by parapets of varying heights.
The layout of the property will have entry driveways from both Frontline and Innovation,
with parking on both the west and south sides of the building. Landscaping beds with
shrubs surround the building, with ample sidewalks from the parking to the building.
