Franklin Road - (ZV-2022-0021) Dear Mr. Boal: In response to your request for zoning verification for the property located at 960 E. Franklin Road, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned I-L zoning District (Light Industrial). • The abutting zoning designations for the address listed above are I-L to the east, west, north, and C-G (General Retail and Service Commercial District) to the south and west. • Warehouse and storage are a principally permitted use in the I-L zoning district. The definition of warehouse and storage is: Warehouse and storage (NAICS Code 493). A structure used primarily for storing materials and/or freight, including, but not limited to, goods, wares, merchandise, or vehicles. • A Certificate of Zoning Compliance (CZC-98-001) for an office/warehouse building was approved in 1998. • A Certificate of Zoning Compliance and Design Review (A-2018-0236) for the construction of a 3,881 square foot warehouse storage building for the existing operation was approved in 2018. • The site was not approved as part of a Planned Unit Development and is not located in any special, restrictive, or overlay district. • The proposed use is considered a conforming use and complies with the applicable zoning regulations. • In the event of a casualty, an approved Certificate of Zoning Compliance and Design Review are required to rebuild the structure in its current form. 06/23/22 ZV-2022-0021 960 E. Staff’s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
