The following information is in response to the CZC/Design Review comments received
for Building 5 at Eagle View Landing.
Planning:
a. Stamped site plan from Republic Services
i. Republic Services no longer stamps plans. Please see confirmation
email from company stating location/design is approved.
b. Photometric plan needs to demonstrate that the site lighting will not
trespass onto the adjacent residential property to the south (depict the
residential property on the plan demonstrating zero light trespass at the
property boundary)
i. Photometric revised and attached.
c. Landscape plan needs to include calculations table per the application
checklist
i. Landscape revised and attached.
d. AutoCad file of conceptual engineering plans including pipe sizes and
profiles, in a format that complies with the specifications for project
Drawings (if required by Land Development/Public Works)
i. A CAD file has been uploaded.
e. Submit PDF copy of the conceptual engineering plans in the format specified
above (if required by Land Development/Public Works)
i. A PDF file has been uploaded.
f. The ROW & easements need to be vacated prior to issuance of the CZC/DES
approval (H-2022-0018)
i. ROW vacation to be on hearing on June 8'. Per discussions with City,
project will be held up at issuance of building permit.
II. GIS Review:
a. Need AutoCAD file including proposed utility lines
i. A CAD file has been uploaded.
III. Land Development:
a. Two domestic water service connections with two meters are shown. It is
preferred that a single service connection with single meter large enough to
serve the building is used. Include ownership of the pressure irrigation
system and backup source with civil plans. Include drainage calcs and geo
tech report if drainage is being contained on site.

Per the ISPWC, service connections are only detailed for up to 2" water
lines. Because of this, we typically show two (2) 2" line manifolding into
a single 4" service to the building to provide enough flow and following
City standard drawings. Pressure irrigation owned by Rackham
subdivision with backup source constructed in Phase 1 improvements.
Drainage calculations and full geotechnical report to be included with
construction documents.
IV. MFD:
a. The site plan for the proposed building does not meet fire code. The drive
aisles closest to the building need to be 26' wide for ladder truck access. The
north and south aisles are showing 25'. As this building is 5 stories, this
building will require a Firefighter Air Replenishment system (FARS) system
installed in it. I have added Anthony from Rescue Air as he is the subject
matter expert when it comes to FARS systems. I highly recommend
contacting him ASAP as the system will need to be incorporated into your
building plans. The building will also require radio testing for radio coverage
per the IFC. I would plan on potential areas for adding repeaters in the
building if they are required. Please upload a new site plan showing the 26'
drive isles to PDOX.
i. Drive lanes around the building have been widened to 26'. A FARS
system will be included with the construction documents.
V. Wastewater Modeling:
a. Sewer main requires 20' easement.
i. 20' easement labeled on sewer.
b. No permanent structures (trees, bushes, buildings, carports, trash receptacle
walls, fences, infiltration trenches, light poles, etc) can be within the
permeant easement. There appears to be a structure overtop of the sewer
near the building which is not allowed. One possible solution is to have the
public sewer end before this point and have longer services to buildings.
i. Sewer location shifted to the west side of the building to be located at
the center of the drive isle.
c. Flow is committed.
VI. Water Modeling:
a. Line work for modeling is not in model. GIS. Is waiting for line work.
i. CAD file has been uploaded.
