We are proposing an office tenant improvement to a portion of an existing building. The
existing building is approximately 6,813 sf with multiple tenant spaces of B and A occupancies. The
project referenced above is a proposed A-2 occupancy with a tenant space of approximately 1,526
sf, separated from the assumed B occupancies by a 2-hr rated wall.
The retail complex has more than adequate parking for the restraint space. In the immediate
vicinity of the building there are 28 parking spaces. The new restaurant space is required to have 7
spaces. Much of the existing building is a retail use. If the entire building were to become a
restaurant, the building would require 28 spaces, all of which are provided. Reference site plan file
for outline of available parking and which spaces are noted as the 28.
