HomeMy WebLinkAboutProject Description - 499 E Corporate Drive V1CUEIDR IAy APPROVED DATE 06/15/22 FILE NUMBER: ^-zozzooso PROJECT DESCRIPTION 499 E Corporate Drive Meridian, Idaho The subject property is located at the north/west corner of `499 East Corporate Drive and East Central Drive' in the City of Meridian, Idaho (the "Property"). It consists of approximately 10.12 acres that is partially improved with an approximately 72,000 square foot one-story commercial building on approximately half the site; and partially unimproved vacant land of approximately 5 acres over the balance of the site (the subject Property). The Applicant intends on developing the balance of the Property with a new 73,778 square feet commercial one-story building, not to exceed 39 feet in height to the highest parapet point, and demolish a ± 100 square foot shelter sun shed located along the northern end of the vacant land area. LAND USE DATA General Plan The Property Comprehensive Plan land use designation is `General Retail and Service Commercial', which pursuant to UDC Section 11-2.1 is intended for "largest scale and broadest mix of retail, office, service, and light industrial uses". Zoning The Property is zoned [C-G] District, which pursuant to UDC Section 11-2B-1 "is to provide for the retail and service needs of the community in accordance with the Meridian Comprehensive Plan". SITE DATA Total Site Area: 10.12 Acres (existing building and proposed new building land area). Subject Property Site Area: 5.01 Acres (proposed new building area only). Permitted Building Height: 50 Feet. Proposed Building Height: 28 Foot clear, and up to approximately 39 feet with parapet. Setbacks Requirement: • Front setback: 0' (except for Landscape Buffer, see below) • Rear Setback: 0 • Interior side setback: 0 • Landscape Buffer: 10' for Local Street, and 20' for Collector Street. SCOPE OF WORK 1 Van) Applicant intends on constructing an approximately 73,778 square foot new flex office/light industrial structure, and site improvement. The proposed facility is being designed for a variety of uses, including, but not limited to the following uses: • Showrooms • Light Industrial • Offices and Storage It is anticipated that the facility will operate generally during standard business hours of 7:30 AM and 6:30 PM, however to accommodate the showroom business operations, extended hours are being requested 24-hours per day Monday through Saturday, and 7:30 AM to 9:30 PM on Sundays. The Project plan is designed in accordance with the City of Meridian's Flex Zone Ordinance. No hazardous material will be handled or stored at the facility. PREVIOUS APPROVALS The property is partially improved with a building that is approximately 72,000 square feet along the northern half of the site. Approvals for that portion of the site were obtained several years ago. No further entitlement were requested or pending on the subject southern half of the site. REQUESTED ENTITLEMENT Applicant is requesting the following Administrative planning approvals as required by the City: 1. Certificate of Zoning Compliance, 2. Administrative Design Review. 2
