Be: Settlers Park Subdivision - Certificate of Zoning Compliance
Dear Mr. Hood.
Brighton Development Inc, is pleased to submit the enclosed Certificate of Zoning Compliance,
application for the roadway improvements to N. Venable Lane and to the proposed private drive
aisle.
The objective of the requested action is to provide access to the two commercial properties that
front on Ustick road. Vehicular access to the property will allow us to pull the two building
permits that were allowed with the recent MDA application (H-2021-0072).
The proposed improvements include the installation of curb, gutter, sidewalk and landscaping on
the west side of N. Venable Lane from Ustick Road on the south, to the northern boundary of the
site. The proposed improvements also include the installation of a 33-foot drive aisle with curb,
gutter, landscaping and a detached sidewalk as shown in the plans below and on page 2.

This CZC application is the next step for us in the development of this site. In the future we will
submit a plat and conditional use permit application for the townhome site as shown on the
approved conceptual plan (MDA approval H-2021-0072).
Based on the above narrative, and as supported by the accompanying applications and
documentation, we request Certificate of Zoning Compliance approval of the proposed roadway
improvements.
