Knighthill Lot 8 Multi -Tenant Commercial Building
Dear Planning Staff,
Please find the following narrative as required for a certificate of zoning compliance
change of use for an indoor fitness center tenant improvement. The tenant improvement
is located at the Knighthill Lot 8 muti-tenant building, 6349 N. Linder Rd — Suite 130, and
will occupy a 5,282 s.f. lease space. The tenant plan includes one large exercise space
with related toilet and shower facilities. Daily business includes personal fitness training
or small group fitness classes by a fitness coach. Standard hours of operation are from
5 am to 7:30 pm Monday through Friday, 7 am to 12 pm on Saturdays and closed
Sundays.
There have been no previous approvals or requirements for the proposed used.
The proposed fitness center will comply with standard regulations for the district as well
as chapter 4 specific use standards for indoor recreation facilities outlined in ordinance
11-4-3-2.
We request your approval of the CZC change of use application and expect this to be a
strong tenant that will compliment the surrounding commercial uses.
