Cîty of Meridian City Clerk Office Applications: annexation and zoning, preliminary plat, and conditional use permit approval Gross Residential Density: 12.77 d.u/acre Highlights of Proposed Development: Annexation and Zoning (AZ) to R-15 for 12.84 acres, preliminary plat approval of 41 single-family lots, and conditional use permit approval for a multi-family planned development with a request for reductions to the standard street frontage requirement of the R-15 zone. NOTE: These applications were originally submitted prior to the City adopting the Unified Development Code (UDC). This project has been reviewed by Staff using the previous development provisions of Titles 11 and 12 of Meridian City Code (MCC): however. Staff does discuss how the new UDC standards for multi-family development relate to the proposed project and the Commission has required the apþlicant to comply with the multi-family standards of the UDc. Key Issues of Discussion by Commission: i The new UDC requirements for multi-family developments. ii The extension ofW. Pine Avenue Key Commission Changes to Staff Recommendation: The Commission voted to amend Staff's recommendation as follows: i Require the development to comply with the multi-family standards in UDC 11-4-3 .27B. ii Added Condition 1.3.8 which states that the elevations shall comply with UDC ll-4-3.27E. iii Added Condition 1.3.9 which states: The applicant shall work with City staff to provide fencing between the W. Pine Avenue extension and the private road. iv Added condition 1.3.10 which states: The applicant shall modify the preliminary plat to add an easement for a walking path extension to the neighboring property to the northwest. Outstanding Issue(s) for City Council: item was continued to allow the applicant to provide specific information and designs regarding the access to the north to the school site and to respond to the issue regarding the western boundary. Applicant asks that you make the access to the school a condition of approval: 1.3 .11: The applicant shall install fencing along the western boundary. 1.3.12: The applicant shall provide access :trom the subject property to the school site to the north. The applicant shall provide a letter from the Nampa Meridian lITigation District approving such access Findings: Yes-for approval. Notes:
