In response to your request for zoning verification for the property located at 667 S. Main Street
Meridian, ID 83642, please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned C-G (general retail and service commercial district).
• The abutting zoning designations for the address listed above are C-G (general retail and
service commercial district) to the north, south, east, and west.
• A restaurant is a principle permitted use in the C-G zoning district. The definition of a
restaurant is:
Restaurant - The use of a site for the primary purpose of food preparation, having
a commercial kitchen and cooking facilities, and where meals are regularly served
to the public for compensation. The use includes, but is not limited to, cafe, coffee
shop, delicatessen, diner, eatery, grill, pizza parlor, restaurant, retail bakery, sushi
bar, steakhouse.
• Current approvals on this site include:
• File: A-2016-0186 - In 2016, the approval of site modifications to the existing
KFC restaurant.
• File: CZC-04-080 - In February 2005, a Certificate of Zoning Compliance was
approved for a multi -tenant retail building expansion.
• File: CZC-01-032 - In December 2001, a 3,497 square foot KFC restaurant
construction was approved.
• The site was not approved as a Planned Unit Development and is not located in any special,
restrictive, or overlay district.

Igulations.
In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning
Compliance and Design Review is required to rebuild the structure in its current form.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
