In response to your request for zoning verification for the property located at 2326 E. Cinema
Drive, please note the following:
This property is located within the corporate boundaries of the City of Meridian and is
currently zoned C-G (general retail and service commercial district).
The abutting zoning designations for the address listed above are I-L (light industrial
district) to the north, and C-G (general retail and service commercial district) to the south,
east, and west.
A veterinary hospital is a principal permitted use in the C-G zoning district. The definition
of a animal care facility is:
Animal care facility - Any structure, or portion thereof, this is designed or used for
the boarding, care, grooming, diagnosis or treatment of animals, including, but not
limited to, sick, ailing, infirm or injured animals, and those that are in need of
medical or surgical attention. The term animal care facility shall include, but not
limited to, an animal clinic, animal hospital, or verterinary office or kennel.
• The site was not approved as a Planned Unit Development and is not located in any special,
restrictive, or overlay district.
• The proposed use is considered a conforming use and complies with the applicable zoning
regulations.
• In the event of a casualty, an approved an approved Conditional Use Permit, Certificate of
Zoning Compliance, and Design Review is required to rebuild the structure in its current
form.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.

Staff s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
