In response to your request for zoning verification for the property located at 1410 E. Pine Ave.,
please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned I-L Light Industrial District.
• The abutting zoning designations for the address listed above are RUT (Ada County) to the
north and east, I-L (light industrial) to the south, R-8 (medium -density residential) to the
west.
• Current approvals on this site:
• File: A-2019-0184 - Certificate of Zoning Compliance (CZC) and Design
Review (DES) approval for the addition of two (2) new ground -level electrical
transformers and one (1) located on the roof of the building.
• Alternative Compliance approval (ALT-08-024) for the reduction of the
landscape buffer along S. Locust Grove Road and E. Pine Avenue as well as
the granting of cross -access to the property to the east.
• File: CZC-06-184 - Certificate of Zoning Compliance (CZC) was approved for
the extension of parking area and site landscaping in 2006.
• The site was not approved as a Planned Unit Development and is not located in any special,
restrictive, or overlay district.
• The proposed use is considered a conforming use and complies with the applicable zoning
regulations.
• The current light industrial use is a permitted use in the I-L zoning district. The definition
of a light industrial use is:

materials.
• In the event of a casualty, an approved Certificate of Zoning Compliance and
Administrative Design Review is required to rebuild the structure in its current form.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
