A few developers have questioned why we bad not proposed an `urban' section which would require less right of way.
A 70, setback would acwmmivdatc a four lane curb and gutter section- Frown. the highway perspective, the cost, design
complexities and fedu c maintenance of a storm sewer system are negatives. They did not offset the dgb t of way cost
benefit. Additionally, it is a less flexible design for fixture expansion of the highway.
Please also trate that the road will not weave in and out to accommodate additional width at the intersections. This
would not meet geometric alignment standards. For ceream the highway lanes will stay straight, and the left tum lanes
will be absorbed in the median width. lrr other words, the tapered setback shown on the Irvine plans do oat provide
much benefit except as a poter>W stoup retention area-
